What types of projects does Rev Projects invest in?Rev Projects looks for underperforming and mismanaged office and multifamily projects in the San Francisco Bay Area. We do not limit our strategy by asset type, which allows us to consider a variety of opportunities. We seek after projects with strong upside potential, on a risk-adjusted basis, where we can confidently execute a value-add strategy of renovations and operational improvements.

How are you different from other real estate investment firms?Rev Projects' goal is to completely revitalize and rebuild underperforming properties. That means we pursue projects with upside potential, with confidence in being able to execute our business plan. This value-add strategy allows us to offer investors strong capital appreciation in hard-to-find commercial real estate deals that are out of reach for any individual. Our founder and principal invests alongside our investors to ensure alignment of interests.

What is the minimum investment?The minimum investment on any opportunity is $100,000, however, Rev Projects may accept less than $100,000 on a case-by-case basis.

Must I be an accredited investor to participate?Yes, opportunities with Rev Projects are open only to accredited investors. The simple definition of an accredited investor is generally: Your income exceeded $200,000 (or $300,000 together with your spouse) in each of the prior two years, OR You have a net worth over $1 million, either alone or together with your spouse, excluding your primary residence. How will I be informed about the progress and performance of my investment?All investors will have access to the Rev Projects Online Investment Portal that reports contributions, distributions, tax documents, and status updates. In addition, you will receive quarterly reports that detail project performance. Lastly, our principal and founder actively maintains relationships with investors and is available by email or schedule phone call.

How long is your hold period for a project?Our hold periods vary by project. Oftentimes, our value-add strategy requires a few years to fully implement, and so our hold periods usually range from 3 to 5 years. But on each project, we issue an offering memorandum that details the projected hold period.

Can I sell my ownernship interest in your projects?Investment interests are not liquid and investors should commit their personal funds and investment commitments accordingly. Typically, shares in our projects are not resold or transferred, except in special circumstatnces to spouses or children, and must comply with the provisions in the governing documents of the investment.

Can I invest through another entity, like an LLC, Trust or IRA?"Yes, investors are welcome to invest through and entity that they own. You may also used a self-directed IRA to invest with us, and you can find out more about this in our Knowledge Center.

When and how do you make distributions?Depending on the specific investment, Rev Projects aims to make distributions once a project is stabilized, usually 12 to 18 months after acquisition. Then distributions are made quarterly, in the form of ACH transfers to a US bank account.

What tax documents do I receive?Investors will receive a Schedule K-1 form, which is an IRS form that is issued annually for an investment in partnership interests. Investors will use the information in a K-1 form to file with their personal tax returns. Typically we distribute the K-1s to investors in March of every year.
